BLS Asbestos was successful in tendering and securing works to remove all existing asbestos containing materials from a disused property in the Tinshill area of Leeds, West Yorkshire, which had been earmarked for demolition.
The property was used as a mixed gender learning centre which opened over 20 years ago. When demolished the site would lead to regeneration for the local area.
The BLS team undertook a range of licensable works at the Leeds site, including the removal and disposal of:
AIB to columns
AIB up stands to windows
Internal soffit panels
AIB ceilings
AIB to walk-in fridge
AIB packers
In total, our qualified workers removed approximately 500 linear metres of columns, window reveals, soffits and packers, along with 200 square metres of ceiling panels and panels to walk-in fridge.
AIB firebreak panels and column panelling within the boiler house and the 2 small electric rooms
Asbestos rope around the flue pipe/ducting which was removed as part of these works
This amounted to the removal of a further 15 linear metres of asbestos containing materials.
All these works were carried out under fully controlled conditions using 2 enclosures subject to negative pressure. Upon completion of the works, an independent UKAS-accredited analyst was appointed to carry out 4 stage clearances.
ASB5 notifications were prepared and issued to the HSE for each site location.
The project also involved BLS undertaking the removal and disposal of various non-licensable asbestos items, including:
Seal to external wall of boiler house
Toilet cisterns
Sink pads
The works were carried out under controlled conditions without an enclosure.
All risks were assessed and reduced/avoided by means of individual site specific risk assessments and suitable method statements were prepared for each work location.
A UKAS accredited analytical consultancy was appointed to carry out independent clearances of our work areas and provide certificates of reoccupation to our client so demolition works could commence safely.
All asbestos removal works were safely managed and completed within the agreed programme.
